DEVELOPMENT PLANS

SOUTH OF TOWN LAKE

1. South Bank Conceptual Planning (north of Barton Springs Road, west of SouthLamar, south of Town Lake) (conceptual stage)
Description:  Concept plan that requires an Overlay District that would allow greater building heights based on required incentives from the developer.

2. 1426 Toomey Road.  Property west of Schlotzsky’s Description:  Proposed 100 unit apartment project, former site of Bicycle Sport Shop

3. 300 South Lamar  Formerly Binswanger’s Glass
Description:  5-story, 137 unit apartment with ground floor retail and restaurants

4. Bridges on the Park (phase 1, currently under construction)
Description:  Planned six-story condominium with 105 units, 9000 s.f. of ground floor retail Taco Cabana site on South Lamar (future phase)
Description:  Condo units

5. Town Lake Park (currently under construction, estimated completion date, Spring 07) 54 acre urban park, 60 parking spaces, interactive fountain, observation hill, lagoon, restrooms, spiral garden

6. 208 Barton Springs Road (former Hyatt parking area)
Description:  planned 213 apartments, with 8 parking levels and a total of 20 stories

7. Fairfield Residential-Hyatt site
Description:  Two years away from renovating the hotel, adding meeting space and eventually housing, shops and restaurants

8. Crescent Machinery - 127 E. Riverside (est. completion, summer ’08)
Description:  5-story, l62 multi-family units.  3000 s.f. retail, 3200 s.f. office space.

Description:  PARD 126,000 s.f. cultural facility, designed to seat 300 people.  Future phase includes an 800 seat theater and a 300 seat theater, including outdoor plaza

Description:  13-story condo project
